What the Price Gap Really Buys
The Gap
~$180K
Between Lakeville's $554,990 median sale price and Apple Valley's ~$375,000. That is not a quality penalty on Apple Valley — it is newer construction, larger lots, and Minnesota's highest median income concentrated in Lakeville.
Qualifying Income
$116K vs $82K
At 20% down and current rates using the 28% rule. For a lot of families that difference is the whole decision — and it is why I always run exact payment numbers in both cities before we tour anything.
Same Budget, Both Cities
$450K
In Apple Valley that is often an updated single-family home in an established ISD 196 neighborhood. In Lakeville it is typically a townhome or an older single-family home needing updates. Same money, two very different lives.
Schools: ISD 194 vs. ISD 196
ISD 194 — Lakeville Area Schools
A smaller, tightly zoned district with a 95% graduation rate — six points above the state average. Lakeville North and Lakeville South anchor it, and the district's size means a more consistent community feel from elementary through high school. Growth is the thing to watch: new neighborhoods mean boundary adjustments, so I always verify current attendance zones before writing an offer.
ISD 196 — Rosemount-Apple Valley-Eagan
Minnesota's fourth-largest district and consistently top-tier statewide. Apple Valley High School and Eastview both post strong Niche and Minnesota Report Card grades, and the district's scale delivers deeper AP, IB, activities, and special-programming options than a smaller district can. A small western slice of Apple Valley falls into ISD 191 (Burnsville-Eagan-Savage) — worth checking address by address.
Commute: I-35 vs. the Red Line
Lakeville — Built Around I-35
Roughly 20–25 minutes to downtown Minneapolis or St. Paul, and 15–20 minutes to MSP Airport and Mall of America. Airlake Industrial Park keeps 21,298 jobs local, so plenty of residents barely commute at all. Transit is park-and-ride express service — functional, but Lakeville is a car-first city.
Apple Valley — The Red Line BRT
The METRO Red Line runs every 10–15 minutes from Apple Valley Transit Station, 147th Street Station, and Cedar Grove to the Mall of America, where the Blue Line continues to MSP Airport and downtown Minneapolis. It is a rare amenity for a Dakota County suburb and a real factor in resale for transit-oriented homes near Central Village.
Common Questions
Is Lakeville or Apple Valley more affordable?
Apple Valley, clearly. The median sale price in Apple Valley is around $375,000 with a typical home value near $385,000, while Lakeville's median sale price sits near $554,990. That gap is roughly $170,000 — about $34,000 a year in income needed to qualify ($82K in Apple Valley vs. $116K in Lakeville at 20% down).
Which school district is better, ISD 194 or ISD 196?
Both are top-tier Minnesota districts and neither is a wrong choice. Lakeville Area Schools (ISD 194) posts a 95% graduation rate — six points above the state average — in a smaller, tightly zoned district. Rosemount-Apple Valley-Eagan (ISD 196) is Minnesota's fourth-largest district, which means broader program depth, more AP and IB options, and larger high schools like Apple Valley and Eastview. Boundary lines can split neighborhoods in both cities, so I verify the attendance zone on every property before we tour it.
Which is a better commute, Lakeville or Apple Valley?
It depends on how you commute. Lakeville is built around I-35 — about 20 to 25 minutes to either downtown by car, with MSP Airport and Mall of America 15 to 20 minutes out. Apple Valley is the South Metro's transit leader: the METRO Red Line BRT runs every 10 to 15 minutes to Mall of America with a Blue Line transfer to MSP and downtown Minneapolis. If you drive, Lakeville is excellent. If you want a car-optional option, Apple Valley wins outright.
Which city is better for families, Lakeville or Apple Valley?
Both are among Minnesota's best. Lakeville was named the #1 safest city in Minnesota by SafeHome.org, has roughly 35% of residents under 18, and ranks #1 in median household income among Minnesota cities over 50,000. Apple Valley is more established and walkable, with the Minnesota Zoo, Lebanon Hills, Cobblestone Lake, Kelley Park concerts, and about a third of residents under 18. Newer construction and larger lots lean Lakeville; mature trees, transit, and price lean Apple Valley.
Which city holds its value better?
Both have strong fundamentals. Lakeville's resale support comes from the highest median income in Minnesota ($139,041), 12.2% growth since 2020, and constrained supply in top school zones. Apple Valley's comes from being largely built out — established east-side neighborhoods with mature trees and a fixed transit amenity in the Red Line hold value steadily. Lakeville has more appreciation upside; Apple Valley has more price stability.
Should I look at both Lakeville and Apple Valley?
Most of my buyers do. They are ten minutes apart, share Dakota County services, and often the right home is in the city the buyer didn't expect. I grew up in the Apple Valley–Lakeville area and actively work both markets, so I can show you the same budget side by side in each city before you commit.
Still Deciding? Let's Tour Both.
I've closed 49 transactions totaling more than $23.7 million across the South Metro, and a lot of those buyers started out certain about one city and bought in the other. Send me your budget and your must-haves and I'll show you exactly what it buys in each.
